Quantity Surveying

Quantity surveying is a professional service which involves the management of the financial aspects of a Construction project. We’ll work with, Architects, Engineers, Contractors and clients to develop and implement cost-effective solutions for Construction projects.

We offer NRM2 reports depending on the Construction phase and bespoke reports to ensure you get the most relevant and accurate information. Our quantity surveying services include:

Cost Estimating

These are based on the gross internal floor area. These determine an estimated cost for the facilitating works, building works, main contractors' preliminaries, overheads, profit estimates and the Consultants’ fees. At this stage, there is also the option of including inflation and risk elements. This product is recommended for high level pricing at the ‘Appraisal and Preparation’ stage.

Cost Planning

Cost plans are prepared at a point where the scope of work is fully defined, and key criteria are specified but no detailed design has commenced. These are broken down into elements. Cost Estimate Level 1 will provide the frame of reference for Cost Estimate Level 2. This service is recommended for low level pricing at the ‘Concept and Design’ stage. Cost Plans evolve with the design phase and a Level 3 Plan is recommended up to the Pre-construction stage.

Feasibility

Feasibility studies are used to produce an accurate price, with assumptions on low level detailed drawings. This product is perfect for smaller projects, where the Architects package may not comprise of all the necessary information required to produce a bill of quantities, but using our experience and knowledge, we're able to fill these gaps with provisional costs.

Bill of Quantities

This is a complete breakdown of all the Costruction elements into trade specific packages. We require a full Construction pack to create a bill of quantities. This product is aimed at Project Management and Developers who intend to send trade specific packages out to tender.

We manage your project as if it were our own, applying the same standards we apply to running our own business. Our Construction Management services include:

Project Management

We can act on behalf of the Client or Contractor to manage the entire project, from design phase to handover. This role incorporates Design, planning, cost planning and management, contract administration and the day to day running of projects.

Cost Management

We can financially guide you through the pre-construction phases, and produce a working bill of quantities ready for tender. We manage the tender process, analysis and awarding of sub-contractors, including the issueing of service agreements and purchase orders. Valuations, variations, omissions, invoicing and certification are all included within this package.

Contract Administration

We administer construction contracts on behalf of our clients, from business to business or business to Client.

Tender Packages

A tender package is a set of documents that is used to invite contractors to bid on a construction project. The tender package includes the following documents:

Invitation to Tender

This document invites contractors to submit a bid for the construction project.

Specifications

The specifications describe the scope of work for the construction project.

Contract Documents

The contract documents include the terms and conditions of the construction contract, service agreements and purchase orders.

Property Development

We can act on behalf of Developers, or Landowners who have a plot that could potentially be developed. Providing a service that will guide the Client through the entire lifecycle of the development.

Design

We can guide you through a potential development, giving advice on the design from a client scope, plot appraisals and cost plan and estimates.

Planning

Providing planning advice, and assistance with planning applications and amendments.

Construction

Providing Project management, cost management and tender package services for the complete build.

Handover

Assisting with document production for handovers, such as operation & maintenance (O&M) manuals and project cost reports.
